 BAY’S PLACE POLICIES

GUEST CAPACITY: Our house has a capacity of up to 12 guests.  At no point may more than 12 guests occupy the house overnight.  If you are holding a gathering in the house for more than 12 people during the day you must have approval from us in writing.  Please understand this capacity is in place to ensure your safety and to ensure the enjoyment of all the neighbors and other guests in the area around the house.

 INITIAL DEPOSIT: A deposit of 50% of all rates, fees, and taxes is charged at the time of booking.  Any add-ons must be paid for at the time of reservation. Some rates and offers may have different policies requiring an additional deposit.  Details are provided during the booking process on our website.

 FINAL DEPOSIT: Thirty (30) days prior to your arrival, a non-refundable prepayment for the remaining nights of your stay is required and will be charged to the credit card on file automatically. If you have requested to pay by cash, this must be arranged in advance, and all fees must be paid in full at check-in.  An additional security deposit of $300 per stay will be taken at check-in and refunded at check-out after an inspection of the house. Please ensure you review the home inventory list upon arrival and immediately report any discrepancy to avoid being charged for missing amenities.

 CANCELLATIONS & CREDITS: Our cancellation policies vary based on rate, package, and offer. The policy that applies to your selected rate is shown during the online booking process. Our standard policy is: A cancellation fee of $50 or a change fee of $25 applies to reservations modified/canceled at least 15 days prior to arrival. Within 14 days, the entire prepaid amount will be forfeited as a cancellation fee.  At times and at our discretion, a portion of the deposit paid may be offered towards a future stay instead of the amount being forfeited.

RESERVATION CHANGES: Changes requested prior to 14 days of arrival are subject to hotel availability and rates as of the date your change.  A $25 fee per stay will apply to any changes.   Date Changes requested within 14 days, including shortening your stay, will be handled on a case-by-case basis; all change fees and current rates will apply.  Credits from changes will be forfeited if they are not used prior to your departure.

 CHECK-IN TIME:  Check-in is 4:00 pm to 9:00 pmYour code to access the house will not work prior to 4:00 pm.  Arrivals after 9:00 pm MUST make prior arrangements to ensure easy access to the house.  You must present a valid photo ID and the credit card used to pay for your reservation upon check-in or be approved for check-in through a third-party site like AirBnB.  While typically not available, at times early check-in may be available at a rate of $50 per hour.  If you are interested in an early check-in, please email us at least 72 hours prior to your arrival to discuss your needs. Early check-ins are typically not available but if it is an early check-in fee of $50 per hour (rounded up to the next hour) applies. We cannot guarantee we will have early check-ins available, but as always will do our best to accommodate if possible.

 CHECK-OUT: Check-out time is by 10:00 am. In order to give the house, the proper attention required for our cleaning standards, all guests must check-out by 10:00 am the day of departure. Late check-outs are typically not available and must be arranged at least 72 hours in advance.  A fee of $100 per hour (rounded up to the next hour) applies to pre-arranged late check-outs.  Late check-outs may be arranged with prior approval for a fee; however, any departures not pre-approved for late check-out will not be able to access the house as the lock code will no longer be valid and will be assessed a $100 per 1/2-hour late check-out fee.

 PARKING: House guests may only utilize parking in the driveway off Lake Shore Drive.  Parking is NOT permitted on any spot off the alley on the back of the house.  Any additional parking must utilize public parking in a lot or on the street.  Note there is no parking on Lake Shore Drive in front of the house.  If you are traveling with several cars, a large truck, camper, or a boat trailer, you will need to make parking arrangements in advance; please call to discuss your needs and options we may have.

 MAXWELL MANSION: We are proud to the be owners of the most unique and luxury boutique hotel in Lake Geneva, Maxwell Mansion.  Maxwell Mansion is located ½ block to the north on the corner of Baker St and Wells St.  Note while we are also owners of Maxwell Mansion, Bay’s Place is not owned by Maxwell Mansion and is a separate entity operating under LuMoBay Investments, LLC.  Under an agreement between Maxwell Mansion, LLC and LuMoBay Investments, LLC the staff at Maxwell is available to assist with your reservations, check-in, and other questions.  In addition, under this agreement, some amenities at Maxwell will be made available to Bay’s Place guests.  Please note that Maxwell Mansion is a property that is designed for adult travelers and does not cater to children. Please understand that while we love children, and have one energetic kid of our own, we ask that your children do not utilize the amenities, including the pool, at Maxwell Mansion.  If you would like to come for some drinks during daylight hours and your children need to come, that’s ok – please contact Guest Services at Maxwell Mansion at 262-248-9711 for assistance.   Any purchases made at Maxwell Mansion must be paid by credit card or cash.  Charging privileges from Maxwell to your reservation at Bay’s Place is not available.

 SMOKING AND ILLEGAL SUBSTANCES: Smoking, Vaping, or Gaseous consumption of organic materials (i.e., Marijuana) is strictly NOT allowed in the house or within 10 feet of a window or entrance door. However, in our desire to accommodate all guest needs, we ask that smokers discretely use the designated outdoor areas. There is a minimum $750 cleaning fee automatically assessed for any smoking violation.  As a reminder, the use of Marijuana within the State of Wisconsin is illegal, and we have zero tolerance for illegal substances to be on our premises, including but not limited to our grounds, vehicles parked on our grounds, in the house, or anywhere around the house rooms.  If you are found to have an illegal substance, you will be asked to leave the property and forfeit all deposits/prepaid amounts. 

 PETS: Up to 2 Dogs will be allowed at Bay’s Place; approval in writing is required to bring a pet on the property.  There is a $200.00 mandatory non-refundable fee per stay for any dog approved to be on the property.  This fee includes a gift for your dog. Dogs providing an ADA identified service do not pay this fee.  Non-ADA services such as emotional support dogs are subject to our normal pet fee and room requirements.  All other pets such as cats, birds, monkeys, alligators, bees, and ok, we think you get the picture now :) are not permitted at any time. Guests will be required to sign a pet waiver and are responsible for any damage to the house, including but not limited to stained bedding/towels, damaged furniture, and any other damage to the house and its contents. **If you are bringing a dog, you must contact us PRIOR to arrival to notify us you would like to bring your dog.

 TAXES & FEES: All house rates are subject to 8% city & 5.5% state tax per evening. 

 DAMAGES: Bay’s Place is filled with all the amenities you need to enjoy your stay.  You will find comfortable furnishings, quality linens, kitchen supplies (including but not limited to cooking utensils, serving ware, flatware, glasses, and appliances) and other luxury amenities throughout our home, and we hope you help us to take care and respect them as if they were your own.  Upon arrival, please use our inventory checklist and immediately report any missing or damaged items.  In the unlikely event, damage occurs to items within the home either by accident or otherwise, you will be responsible for the cleaning, repair, or complete replacement of damaged items.

 If any provision of these Policies is held to be invalid or unenforceable, the validity, legality, and enforceability of the remaining provisions of this Note will not be affected or impaired. You hereby accept all the aforementioned policies by accepting the Terms and Conditions of this reservation.
